Our beach resort is a small and intimate family-owned beachfront club that offers a relaxed, laid back, casual atmosphere reminiscent of the small hotels of Thailand 20 years ago without sacrificing the modern amenities that you have come to expect. Many guests and club members have been returning every year for a fresh dose of relaxation and our hospitality. |

CANCELLATION POLICY :
To secure a confirmed booking, deposit by credit card is required as security for the
accommodation charges. This secures the room for the period of your intended stay and
guarantees your bungalow upon arrival. In the event of a failure to show on the booked
date you will be charged a fee equivalent to the accommodation charges for the period of
booking.
We suggest you consider travel insurance to cover any losses incurred if unforeseen
circumstances force you to alter your travel plans.

Construction on our resort started and finished in 2006.We developed Buffalo Bay Vacation Club in a magnificent setting for our guests to enjoy the perfect
beach of Koh Phayam island. Build originally as private vacation place only for club members, now it’s open for everyone, when club members not use own
bungalows.

Our resort operates as private vacation club, where bungalows are open to rent for non-members when they’re not staying here. We have an on-site
restaurant and bar which is always open for non- members who stay with us, but can be closed to outside guests. A full range of activities dedicated for club
members first, but non-members who stay in our resort can join them if we have availability or book private tours.
Our resort is located on the beach front amongst beautiful coconut palms stunning gardens, so please don’t expect concrete paths or roads through the
resort as this would spoil the back to nature effect.
We are only a small resort, located on an island without electricity, a good source of fresh water and limited supply of staff and logistics, so please don’t
expect Club Med , when everything is included or Marriott club service.
We’re all working hard but due to the small island location we have limited staff, so please be patient in New Year and XMAS peak season when we are full
and cannot provide the same attention to you as in high and low seasons.
We provide different rental prices for our bungalows – with or without full amenities included, air conditioning, hot water, refrigerator etc. Please read
carefully each bungalows description before making any booking. All reservations online are non-refundable – this is related to limited availability in high
season when most of our club members and returning guests take their vacation. For all bookings online we select the best bungalows available and you
can also reserve specific bungalows mentioned in the club plan on our website with fixed prices. We can provide additional discount for online bookings also
if guests stay for a long time. For walk-in guests – only the last rows of bungalows are available for rent and the rental price is different from online booking.
We reserve the right to cancel any bungalows rental if guests possess drugs, make a lot of noise or have very loud music in the bungalows that disturb
other guests.
